Sandy soils and base preparation
Much of Seaside, and nearly all of the former Fort Ord land it has annexed, sits on old coastal dune sand. Sand drains well — a plus — but it doesn't hold compaction the way clay or gravel does, and a slab poured on loose sand settles.
